<p>La realisation des differents diagnostics immobiliers est imposee par la loi.<span id="more-10636"></span> Notre proprietaire ne va donc jamais mettre en vente sa maison ou son appartement si les diagnostics n’ont gui?re ete realises via un diagnostiqueur certifie. Ce dernier doit presenter les connaissances et assurances requises. Seuls le metrage loi Carrez et l’Etat des risques et pollutions (ERP) ont la possibilite de etre realises par un particulier. Le notaire ne laissera aucune commercialisation se produire sans la fourniture des diagnostics immobiliers obligatoires. Des specialistes renforcent la protection de l&#8217;acquereur et du vendeur. Quant a eux, les diagnostics assainissement non collectif, electricite et gaz ont une duree de validite de 3 ans. Enfin, l’ERP (Etat des risques et pollutions) et le diagnostic Termites sont valables moins de 6 mois.
